The plot is an extremely important element of the entire project. Many issues will depend on its features. It is worth finding a plot that will provide us with a convenient commute to work, or when we work remotely - will provide us with the peace we are looking for. However, these are not the only features. Plots in Poland are most often subject to some form of local law, which can regulate what can be built on a given plot and what cannot. This applies to both general features such as whether we can build residential, service or industrial buildings, ending with the color of the walls or the shape of the roof. If we have a very precise vision of what our house should look like, it is worth checking whether the plot we have found will allow us to build one. In addition, very important issues are the inclination of the plot, slopes, escarpments, soil and water conditions, utilities, etc. Preparing a full analysis of the plot is not expensive and will help avoid unpleasant surprises in the future.
Typical or individual project?

Next, you need to choose the type of project you are interested in. Generally speaking, there are two types - typical and individual. What is the difference? A typical project is one that you can buy online on websites such as Archon or Extradom. Note! You need to remember that the price listed there is only a fraction of the price of the entire project! In addition to this project, you also need to buy (separately) a map, perform soil tests, etc. and, above all, make the so-called adaptation of the project, i.e. adapt the purchased project to the plot and local regulations. You need to buy such a project separately and then go to an architect who will adapt it. The second type is an individual project - this is a project that an architect makes for you from scratch. The basic differences are that a typical project may be slightly cheaper overall, but you have to come to terms with the layout of the rooms and the external appearance of the building you are buying. An individual project is usually a bit more expensive, but it is possible to refine every element of the future house. It is worth coming to an architect with a general idea for a house. It is a good idea to search the internet for some examples of houses whose style and aesthetics appeal to you in order to direct the architect. During the meeting, the architect will ask a series of questions that direct and clarify the entire intention.

The construction process in Poland is very complex and requires a huge amount of formalities. The entire design process from starting cooperation with an architect to obtaining a building permit can take from 6-12 months in the case of an individual project. It is best to look for an architect who will take care of all the formalities so that you only have to wait for the building permit.
